St George Utah Short Sales ~ What's a Short Sale?
St George Utah short sales are inundating our inventory, with an average of about 35% of single family homes in the Greater St George area being listed as a "short sale". A Short Sale is a property listed (and still owned) by the owner of the property, the owner is listing the property for LESS than the actual loan amount owed to their mortgage company. The price of the home may or may not be approved by the bank. The mortgage holder will usually prefer to sell "short" to avoid the time and expense of a full foreclosure. What does this mean to the buyer? Usually, homes listed as "short sale" are listed for a competitive price. Once an offer (or multiple offers) are submitted, the buyer must wait for the bank to approve the offer. This process can take a few days to several weeks, unfortunately the average of short sales that actually have a successful close in St George is only about 20%. If you are a buyer who is not on a predetermined time frame to move into a home, a short sale may be a good option to consider. Keep in mind, short sales are not typical candidates for lease options or rentals. Contingency offers are also not likely to be accepted (if you have a home to sell first etc...).
