Hurricane, Utah…What’s in a name?

Hurricane Utah is a city located with in Washington County. Hurricane is a neighboring city to St George Utah and is approximately 15 miles to the east of St George.  The city is pronounced "Hur-a-Kun" by the locals, which sounds similar to the British pronunciation.  According to the city’s history, the name was derived from original settlers to the region.  When a gale forced wind blew the top off of the buggy they were traveling in, they decided to call it "Hurricane Hill".   Wikipedia shows the original settler, Erastus Snow, was who decided on the name.  Research also shows Erastus Snow was originally from Vermont, however, served a mission in Scandinavia.  Additional research shows that Scandinavians pronounce the latter portion of the word…

When I work with buyers here in the St George Utah area, often they are on a mission. The mission, to fulfill their wants and needs list. Once they have found a home, they tend to overlook or disregard important factors that could impact their ultimate decision, or contribute to buyers’ remorse. With the current swelled inventory, buyers have a choice. What will you consider when purchasing your next home? Of course you have your list of ‘must haves’ such as size, bedrooms, or other personally important features. But once you have found the home(s) meeting your criteria, now what?

St George Sale Statistics February 2008

Here is an interesting reporting statistic for February 2008 residential home sales in the St. George, Utah area.  This report includes St. George (Dammeron Valley and Winchester are included) also included is Washington City.  DOM is Days on Market and BOM is Back on Market (escrow fall out).  It is clear that the lower pried homes are the movers of the market.  Short sales (also known as pre-foreclosures) are drastically reducing prices in an effort to avoid the foreclosure process and are generating multiple offers within a matter of days.  Buyers looking for a deal, who are ready to act fast, can obtain a bargain.

Hurricane Sales Statistics February 2008

Here is the latest real estate breakdown on residential home sales for Hurricane Utah during the month of February 2008. Search parameters used were: residential homes for the entire Hurricane Valley area. This information was obtained via the Washington County Board of REALTORS MLS brokerage reporting. All information is deemed reliable, however, can not be guaranteed.

There were a total of 18 homes sold. Average days on the market (DOM) was 194. The average SOLD price came in at $235,475 and the average LIST price was $243,791. This is evidence that homes are taking a substantial amount of time to sell and when they do, the accepted contracts are below (the already lower) asking price.
