Here is the October and November St George real estate market sale statistics for 2009.

I’m gearing up for my end of the year 2009 St George real estate sale statistics, which I will post in mid January.  However, let’s take a current look at the real estate market over the past few months.  As of today, December 14, 2009 Washington County has a TOTAL of 5,285 ACTIVE listings (this includes all property and land, residential and commercial).  This number is about the same over the past 5 months.  Total active listings for November 2008 were 6,254 so as you can see we are working through some of our inventory (this is a good thing for market stabilization).  Total months in inventory for November 2009 averages 19.36 months (again, for the entire Washington County inventory) as compared to November 2008 which had an average of 31.11months in inventory, followed by our all time high January 2009 at 44.16 months.

What’s selling in St George Utah Real Estate?

This must be my most requested real estate statistic.  Here is a breakdown that shows specifically what price range is moving.  This will be more specific for the Greater St. George Utah real estate market, residential listings, active and sold since 10-2009 through 12-12-2009.  This does NOT include land, commercial, or Hurricane Valley.

St George Utah Foreclosure Homes.  St George Utah Short Sale Property.

Second most requested is the foreclosure activity.  So, of the total 407 SOLD properties (between October 1 and December 14, 2009) 58 sold homes WERE a Short Sale.  116 Sold homes WERE an REO (or foreclosure property).  So, this equates to:   of the 407 St George Utah homes sold, 174 were distressed property which means approximately 43% of the sold homes were distressed property (short sale or foreclosure).
