This report will include residential sales and foreclosure activity for the Greater St George area, as well as a Washington County market activity report.
For the month of May, 2010 St George had 225 sold homes, as compared with 232 for April.
29 of the 225 homes sold in May were a Short Sale and 59 homes were REO (or foreclosure homes). The breakdown: 88 of the 225 (or 39%) sold homes in St George Utah were of "distressed property".
Currently, there are 1,601 ACTIVE homes for sale in the Greater St. George Utah area. Of these ACTIVE homes, 121 are reported as REO and an astonishing 437 are reported as Short Sale. This means that a total of 558 of the 1,601 (or 34.8%) of St George residential homes are distressed property.
What Price Range is Selling?
Take a look at this graph which displays each price range sold for May and also compares it to the year prior. This graph reflects ALL residential homes sold in May for the ENTIRE Washington County. This does show some improvement over last year.
Also take a look at the Summary Statistics, which show improvement over last year for DOM (Days on market) however take note that the average SALE price is down, which shows that overall home prices remain on the decline.
