St George is a large city so residents have essentially divided the city into areas. Of course the areas each have their own list of subdivisions, and due to the size of some areas, the subdivisions list can often be lengthy. It is almost impossible to remember or know each subdivision. I will begin a series of different areas within St. George. Within the areas, I will attempt to include the subdivisions each area has. Unfortunately, since St George is growing at such a rapid pace, it will be possible that I will miss some subdivisions. I will try to make the information as accurate as possible. Feel free to contact me if you would like additional real estate information on any of these areas.

So what do the St George Utility rates and pet restrictions in 55+ communities here in St George have to do with each other? Nothing, really. I sent out a request to people who have signed up on my website, for their input as to what sort of information people would like to know about, and the response was overwhelming. Some of the requests I’ll have to do an independent post, but others I think I can combine into an informative article. I’d like to thank those who took the time to respond, and I’ll answer as best I can!

Las Vegas to St. George, Utah
First of all, watch the TIME! This typically becomes the first line of confusion when I am meeting a client for the first time. Often, those flying into Vegas will forget the time is NOT the same in St George, we are an hour LATER. From Las Vegas to St George Utah takes just under two hours to travel by car from the Vegas…

How is the St George real estate market? Well, the answer to this very popular question is that we are continuing to improve. If the conditions continue, we will be farther along down the road to recovery. While we have already been inching down this road over the past several months, it’s still a volatile journey. Unfortunately my order for the real estate agent crystal ball is on backorder, so we are unable to fully determine if we have already hit bottom and are moving up, or if the threat of a double dip lurks in the horizon. The REO (bank owned homes) shadow inventory is still out there, and I’m not sure if anyone has any true numbers on that, but it does exist. My opinion is that I do not feel this inventory will prove to…

Sun River St George Utah foreclosure activity remains at a minimum. The two most popular inquires I receive on a daily basis are “foreclosure homes” and “Sun River homes”. Third in popularity is of course “foreclosure homes in SunRiver”.
As of today, there are currently 53 resale homes listed for sale on the MLS (Multiple Listing Service) in SunRiver; NONE of these homes are of short sale or foreclosure status. Since July 1, 2009 there was only ONE foreclosure home that sold in SunRiver and one that was a short sale. Considering notice of defaults filed for Sun River (this means that the homeowner is more than 3 months behind on their payment and the foreclosure process has started). There is only 9 NOD (notice of default) filed for the…

SunRiver is located off of Interstate 15 approximately 3 miles north of the Arizona border in Utah. Sunriver is one of the most respected "active adult" communities in St George. This community is a 55 and older (only 1 resident must be over the age of 55) however; they do allow a percentage of residents to move in that are over the age of 49. So, if you're not quite 55 yet desire an adult community, it may be possible to purchase real estate in SunRiver Utah.
SunRiver is located south of Bloomington, in the area formally known as Adkinville. SunRiver offers amenities all located within an short golf cart drive proximity. This community is big on golf carts by the way! True, there is a wonderful SunRiver golf course, but you do not have to be a golfer…

From St George Utah, take Bluff Street until it turns into Utah 18. Continue about 10 miles and turn right; between the two VOLCANOES! You have arrived at beautiful Diamond Valley in St George Utah. This may seem like a joke at first, until you arrive and realize there are two very obvious cinder cone volcanoes at the entrance to the Diamond Valley Subdivision. Once active, these volcanoes and others deposited lava rock in and around the St George Utah area.
Diamond Valley is located across the road on the east side of Snow Canyon State Park. As you exit Diamond Valley, and begin driving back towards St George, you are able to see into Snow Canyon. It’s a spectacular site, and a clear advantage to living here. Diamond Valley offers larger parcels of…

BLOOMINGTON HILLS, St. George
Bloomington Hills is a neighborhood within St. George Utah. It is located to the east (and slightly north) of Bloomington. In the early 80's, Bloomington was considered "the place to be" by residents. Bloomington Hills was considered more of an affordable second choice option. Now, Bloomington Hills is a beautiful, equally desired neighborhood.
Bloomington Hills is built around the city golf course, St George Golf Club, which the city took over in 1983. This course features a par 73, 18 hole course and is approximately 7,200 yards. The par 3's are said to be the most difficult in Washington County, with at least 190 yards on average. Like neighboring Bloomington, homes can be purchased (and a few lots remain) directly…

Bloomington, St George Utah Neighborhood Information
Bloomington is a neighborhood within the St. George, Utah city limits. Because the neighborhood is so large, locals refer to the area simply as "Bloomington." Those who are not residents or new visitors to St. George may believe Bloomington is a town, or a city – however, it is only a neighborhood. It's located on the south side of St. George, bordering the SunRiver area close to Interstate 15.
Bloomington is one of the oldest, more established neighborhoods, offering historical attributes. The area was formerly known as the Town of Atkinville, however in the 1960's, due to the town's inability to incorporate itself, it became part of St. George. The neighborhood is built in a circular…
