Sun River St George Foreclosure Activity
Posted by on Monday, November 2nd, 2009 at 7:25pm.Sun River St George Utah foreclosure activity remains at a minimum. The two most popular inquires I receive on a daily basis are “foreclosure homes” and “Sun River homes”. Third in popularity is of course “foreclosure homes in SunRiver”.
As of today, there are currently 53 resale homes listed for sale on the MLS (Multiple Listing Service) in SunRiver; NONE of these homes are of short sale or foreclosure status. Since July 1, 2009 there was only ONE foreclosure home that sold in SunRiver and one that was a short sale. Considering notice of defaults filed for Sun River (this means that the homeowner is more than 3 months behind on their payment and the foreclosure process has started). There is only 9 NOD (notice of default) filed for the SunRiver subdivision since July 1, 2009. This may sound like a high number, considering the numbers I have exampled above, but keep in mind that this is only 9 defaulting properties out of a staggering 851 NOD filed in Washington County since July 1, 2009. Not all of the properties that have NOD filed will actually go into foreclosure.
SunRiver St George has minimum foreclosure activity
Sun River has always had one of the highest price per square foot for the St George area, and even in todays declining market this remains to be true. Offering the highest price per square foot and the least amount of defaults has attributed to the prices remaining at higher levels within the SunRiver community. This is a good thing for residents. For perspective buyers who are searching for a “deal”, this should NOT put the idea of a “great deal” out of the equation. You don’t have to buy a foreclosure to get a great deal. Sellers are pricing their home competitively and you can obtain an excellent deal buying from a homeowner rather than the bank. Not to mention, you’ll be dealing with a person who will offer disclosures and information on their home, banks will sell “as is” with no disclosure and zero liability.
